Fleet Data Centers is a Denver-based hyperscale data center developer that designs, builds, and operates single-tenant mega-campuses purpose-built for the largest cloud and AI infrastructure buyers. The company positions itself as an outsourced extension of a hyperscaler's own site development team, delivering contiguous multi-building capacity on land it controls rather than colocation suites on a shared campus. Fleet is a portfolio company of Tract Capital Management, the digital-infrastructure investment platform founded by Grant van Rooyen, whose previous ventures include Cologix (valued near $4B in 2022) and the sponsor-led acquisition of Teraco. Tract's model of pre-assembling land, power, and permits at hyperscale-ready sites feeds directly into Fleet's build pipeline: Tract lands the megasite, and Fleet builds it out under a single-tenant deal. The company's first announced project is a roughly 2 million square foot campus in Storey County, Nevada, which broke ground in May 2026 alongside Governor Joe Lombardo at the Tahoe Reno Industrial Center along USA Parkway.
